Choice Hotels International (NYSE: CHH) has opened its 600th extended stay hotel, the Everhome Suites Denver Airport, capping 12 consecutive quarters of double-digit rooms growth and cementing the franchisor's claim as the largest franchised multi-brand portfolio in economy and midscale extended stay.

The Denver Airport property sits within ten miles of one of the nation's busiest transportation hubs, a location anchored by demand generators — healthcare, logistics, construction, and major employment centers — that are characteristic of high-performing extended stay markets. The hotel offers studio and one-bedroom suites with full kitchens, movable workstations, and self-service marketplaces stocked with fresh and frozen meal options, a format purpose-built to capture the long-stay traveler who needs domestic-grade functionality rather than transient amenities.

The Numbers

Choice Hotels reported 13% net room growth year-over-year in the second quarter of 2026 for its extended stay segment, and the company currently carries nearly 30,000 extended stay rooms in its development pipeline. The portfolio spans four distinct brands — Everhome Suites, MainStay Suites, Suburban Studios, and WoodSpring Suites — each positioned at a different price point and development profile, giving franchisees a clear decision matrix when evaluating new projects. Matt McElhare, Vice President and Extended Stay Segment Lead at Choice Hotels, pointed to the company's dedicated segment team and data-driven site-selection advisory capabilities as core to franchisee performance. "Our scale allows us to keep investing in new capabilities and innovation that propel franchisee performance in a dynamic, competitive environment," McElhare said.

Platform Scale as a Tech Lever

For operators evaluating extended stay as an asset class, the Choice Hotels franchise platform represents a scaled digital infrastructure play as much as a brand decision. The franchisor's ability to invest in loyalty and CRM technology, revenue management tooling, and performance analytics at portfolio scale gives individual franchisees access to capabilities that would otherwise require significant independent capital outlay. Rimrock Companies, the owner-operator behind the Denver Airport property, is already developing several additional Everhome Suites locations. "Our relationship with the Choice Hotels extended stay team goes back many years, and that partnership has been central to our growth," said Micah Linton, CEO of Rimrock Companies.

What's Next

The extended stay segment broadly has attracted aggressive investment from institutional developers and technology vendors alike, as the longer average length of stay drives more predictable RevPAR and reduces reliance on high-frequency OTA bookings. Choice Hotels is leaning into that dynamic by positioning Everhome Suites as the brand with the largest white-space runway in its portfolio — a new-construction midscale product designed for markets where demand density supports purpose-built supply. The franchisor's pipeline depth and repeated emphasis on hotel-tech investment and owner support tools signal continued platform development spending as competitive pressure in the segment intensifies. With 30,000 rooms still in the pipeline, the next milestone is already in motion.
